The numbers are in! 2016 Michigan property tax savings at Colliers

We are proud to work for our amazing clients every tax year. The Michigan appeals we filed on behalf of our clients for the 2016 tax yer have all come to a close. While a few adjustments and refunds linger, the numbers are in! The process typically takes 1 to 2 years of filing. Most of our cases wrapped up within 6 to 12 months of filing.


We helped our clients save an average of more than 21% on their 2016 property taxes. These numbers are very strong given the rapidly improving and growing commercial real estate markets. Better markets means better values, which in turn makes tax appeals exceedingly more difficult as appeals are based upon lowering the perceived market value of a property.


Our client's buildings ranged from small single tenant retail buildings to fast food restaurants to big box stores and R&D facilities. We acquired more than $50,000 in annual savings per tax parcel for a number of our clients in larger facilities. In many other instances, we were able to reduce the annual property tax liability by several dollars per foot.


We are happy with the results but always strive to be better. One way we have continued to improve is by packaging our services and appeal processes to meet multiple property tax needs. One significant reason we prosecute property tax appeals in Michigan is to reset the taxable value cap to benefit our clients indefinitely into the future. Some of our clients have faced distress or have even gotten behind on their property taxes because of overassessment. The tax appeal, in conjunction with our back tax or consulting services, essentially re-positioned their assets as we worked out packaged deals to reduce current tax liability, lock in future reductions, reduce or avoid interest and penalties on back taxes and get caught up and current. Even if you have property that is current and non-distressed, an appeal can still re-position the asset and increase its value by lowering the tax liabilities that decrease value or increase operating expenses.
